Woodstock Building Associates is a Woodstock, CT and Franklin, MA-based custom residential design-build firm focused on quality craftsmanship, collaboration, and long-term client relationships. We are a small, family-focused organization passionate about delivering successful residential construction projects.


We are seeking an experienced Drafter/Designer/Estimator with a minimum of 3 years of residential construction and design experience. The ideal candidate will possess strong drafting, estimating, and project coordination skills. Experience with Revit, CAD, and SoftPlan is preferred.


The position of Drafter/Designer/Estimator is an integral part of the WBA Team, and will be involved in many facets of the company to keep production running seamlessly. Estimating, pricing and issuing the timely purchase of materials; this position is a key point of contact for builders in the field, our trades, and our success. This position will report directly to the Architect. Responsibilities

  • Prepare residential designs and estimates
  • Prepare preliminary drawings through construction documents
  • Prepare preliminary project schedules
  • Prepare paperwork and obtain construction permits
  • Maintain and update pricing databases
  • Estimate change orders
  • Request subcontractor and supplier quotes
  • Review actual job costs against budgeted costs
  • Develop estimating forms as required
  • Source materials and subcontractors for projects
  • Obtain surveys and other pre-construction items
  • Prepare project specifications and contracts
  • Develop, release, and manage bid requests
  • Generate material takeoffs and vendor bids, enter and verify purchasing and estimating data
  • Create and release purchase orders and material orders
  • Create job start packages for the construction team
  • Assist with recruiting and onboarding trade partners, vendors, and suppliers
  • Assist with maintaining organized project files and workspaces as needed
  • Visit job sites to monitor progress and prepare job site reports when required
  • Coordinate with superintendents and subcontractors
  • Assist in identifying opportunities to improve project costs and timelines
  • Communicate with clients regarding project-related matters

Required Qualifications

  • 3+ years of experience in a similar role with a homebuilder, residential contractor, commercial contractor, or residential supplier/trade partner
  • Ability to work effectively in a collaborative team environment
  • Strong analytical, troubleshooting, and problem-solving skills
  • Knowledge of residential construction materials, methods, products, and procedures
  • Thorough understanding of residential design principles
  • Experience with Revit, CAD, SoftPlan, or similar drafting software preferred
  • Ability to read and interpret blueprints, specifications, and construction documents
  • Experience performing takeoffs and unit cost-based purchasing
  • Strong organizational and multitasking skills
  • Strong written and verbal communication skills
  • Proficiency with Microsoft Office, including Word, Excel, Outlook, and Project
  • Ability to create Excel reports and track cost data across multiple projects
  • Experience using cloud-based software is a plus
  • Customer-focused mindset
